Your buyer’s survey has flagged the loft
Spray foam can obscure roof timbers and create extra questions during a sale, especially where installation records are missing.
Professional spray foam insulation removal from lofts and roof structures. We expose the timber again, leave the roof ready for inspection and help you move towards the next step with your surveyor, buyer or lender.
Removal is not automatically required in every property. We assess the installation and explain the practical options before you commit to work.
The concern is often not simply “foam exists”. It is what the foam may be hiding, how it was installed and what your surveyor or lender needs to see.
Spray foam can obscure roof timbers and create extra questions during a sale, especially where installation records are missing.
Requirements vary between lenders. Some cases need additional documentation, inspection or remedial work before lending can proceed.
Removing foam can make the roof structure inspectable again so timber condition, moisture and ventilation can be assessed properly.
Patchy, excessive or poorly detailed foam may interfere with roof ventilation, repairs or future insulation work.
Not every spray foam installation needs immediate removal. If you are selling or remortgaging, the sensible first step is to understand what your buyer, surveyor or mortgage provider is asking for.
We inspect the foam type, application, roof build-up, access and visible timber condition. If removal is the practical route, we explain the scope clearly. If the evidence suggests you should first speak to your lender or an independent surveyor, we will tell you that too.
Before pricing a full strip-out, we want to understand why the foam is being challenged and what result you actually need.
A clear side-by-side comparison showing the roof before removal and after the timbers have been exposed for inspection.
We do not price every loft as though the material, roof and access are identical.
Often easier to cut and separate than dense closed-cell foam, although depth, adhesion, membrane condition and roof geometry still matter.
Get it assessedCan require slower mechanical removal and more detailed work around timber surfaces. We confirm the practical scope after inspection.
Get it assessedThe goal is not speed at any cost. The goal is to remove the foam while protecting the roof structure and leaving useful evidence of the work.
We review access, foam type, roof structure, approximate area and the reason you need the work.
The loft and access route are prepared so removed material and dust can be controlled during the job.
Foam is cut, scraped and separated in manageable sections rather than aggressively tearing at the substrate.
Remaining residue is worked back and the roof structure is left visible enough for the next inspection stage.
Waste is removed, the work area is cleaned and photographs can document the condition after removal.
A clean loft is useful because the roof structure can be assessed again. The mortgage decision itself remains with the lender and their valuation/survey process.
A buyer, surveyor, valuer or lender raises a question about the roof.
Understand whether they need documents, inspection, remedial work or removal.
Where removal is the chosen route, we strip the affected roof area carefully.
The exposed structure can be reviewed and any additional defects dealt with.
Your buyer or lender receives whatever survey/reporting evidence their process requires.
Choose the foam type and approximate affected area. Open-cell removal starts at £50/m² and reduces progressively for larger areas, reaching £45/m² at 160 m². Closed-cell removal is £90/m².
Guide only. Open-cell rate is £50/m² up to 60 m². Final quotation follows inspection and confirmed scope.
Once the roof can be seen and assessed, you can choose the right next step instead of covering the structure again without a plan.
Not automatically. Spray foam can create extra questions during a sale because the roof structure may be difficult to inspect and lender policies vary. Ask your buyer’s lender or surveyor what evidence they require before commissioning work. Where full removal is requested, we can assess and quote the job.
No contractor can guarantee a mortgage decision. Professional removal can expose the roof structure again and provide useful photographic evidence, but lenders and valuers apply their own criteria and may request a follow-up inspection or report.
The price depends on affected area, foam type, roof geometry, access, adhesion and the condition revealed underneath. Use our calculator for an initial guide, then book a free inspection for a confirmed quotation.
Yes, both can be removed, but the amount of labour can differ significantly. Dense closed-cell foam can be more strongly bonded, while open-cell foam is generally softer. We confirm the method and scope after inspection.
Spray foam can bond strongly to timber and roof surfaces, which is why controlled mechanical removal is important. The objective is to expose the substrate while avoiding unnecessary damage. Existing defects hidden under the foam may only become visible during the work.
That depends on the roof design and how you use the loft. Options may include mineral wool at ceiling level or a properly designed roof-level multi-foil system. Ventilation, moisture control and the complete construction should be considered before re-insulating.
If you have a survey report, lender email or photos of the foam, keep them ready. They help us understand why the roof has been flagged and what outcome you need.
