Why homeowners contact us

Spray foam becomes a problem when the roof can no longer be assessed with confidence.

The concern is often not simply “foam exists”. It is what the foam may be hiding, how it was installed and what your surveyor or lender needs to see.

01 · Property sale

Your buyer’s survey has flagged the loft

Spray foam can obscure roof timbers and create extra questions during a sale, especially where installation records are missing.

02 · Remortgage

A lender or valuer wants more evidence

Requirements vary between lenders. Some cases need additional documentation, inspection or remedial work before lending can proceed.

03 · Roof condition

You need to see what is behind the foam

Removing foam can make the roof structure inspectable again so timber condition, moisture and ventilation can be assessed properly.

04 · Poor installation

The foam is inappropriate, damaged or badly applied

Patchy, excessive or poorly detailed foam may interfere with roof ventilation, repairs or future insulation work.

Start with the right question

Do you actually need the spray foam removed?

Not every spray foam installation needs immediate removal. If you are selling or remortgaging, the sensible first step is to understand what your buyer, surveyor or mortgage provider is asking for.

We inspect the foam type, application, roof build-up, access and visible timber condition. If removal is the practical route, we explain the scope clearly. If the evidence suggests you should first speak to your lender or an independent surveyor, we will tell you that too.

No pressure: professional advice should help you make a decision — not frighten you into unnecessary work.

A better removal decision starts with evidence.

Before pricing a full strip-out, we want to understand why the foam is being challenged and what result you actually need.

1
What type of foam is it?Open-cell and closed-cell products behave differently and can require different removal effort.
2
Why is removal being requested?Sale, remortgage, roof repair, moisture concern or simply a desire to restore the loft.
3
What must be visible afterwards? The objective is usually clean, inspectable timber — not just removing the easiest surface layer.
4
What happens next?We can leave the loft ready for inspection or discuss a breathable re-insulation system afterwards.

Open-cell & closed-cell

The type of spray foam affects how the job is approached.

We do not price every loft as though the material, roof and access are identical.

Open-cell foam

Softer, more open structure

Often easier to cut and separate than dense closed-cell foam, although depth, adhesion, membrane condition and roof geometry still matter.

Closed-cell foam

Denser and more strongly bonded

Can require slower mechanical removal and more detailed work around timber surfaces. We confirm the practical scope after inspection.

Our removal process

Five controlled stages from inspection to clean-out.

The goal is not speed at any cost. The goal is to remove the foam while protecting the roof structure and leaving useful evidence of the work.

01

Free inspection

We review access, foam type, roof structure, approximate area and the reason you need the work.

02

Protection & preparation

The loft and access route are prepared so removed material and dust can be controlled during the job.

03

Mechanical removal

Foam is cut, scraped and separated in manageable sections rather than aggressively tearing at the substrate.

04

Timber clean-up

Remaining residue is worked back and the roof structure is left visible enough for the next inspection stage.

05

Photos & clean finish

Waste is removed, the work area is cleaned and photographs can document the condition after removal.

Selling or remortgaging?

Think of removal as one part of the property journey.

A clean loft is useful because the roof structure can be assessed again. The mortgage decision itself remains with the lender and their valuation/survey process.

STEP 01

Foam is flagged

A buyer, surveyor, valuer or lender raises a question about the roof.

STEP 02

Requirement clarified

Understand whether they need documents, inspection, remedial work or removal.

STEP 03

Foam removed

Where removal is the chosen route, we strip the affected roof area carefully.

STEP 04

Timbers inspected

The exposed structure can be reviewed and any additional defects dealt with.

STEP 05

Evidence submitted

Your buyer or lender receives whatever survey/reporting evidence their process requires.

Important: professional removal can remove the physical foam barrier and make timbers visible again, but no contractor should promise that removal automatically guarantees mortgage approval. Lender criteria vary.

What happens after removal?

Do not stop at “foam gone”. Decide what the loft needs next.

Once the roof can be seen and assessed, you can choose the right next step instead of covering the structure again without a plan.

01
Leave clean for survey / roof worksIdeal when your immediate priority is inspection, sale, remortgage or repair.
02
Fresh mineral wool at ceiling levelA straightforward option for many conventional cold lofts after the roof is confirmed suitable.
03
Multi-foil / roof-level systemWhere space, roof-level thermal strategy and the complete build-up justify a different approach.
Spray foam removal FAQ

Questions UK homeowners ask before booking.

Do I have to remove spray foam insulation to sell my house?

Not automatically. Spray foam can create extra questions during a sale because the roof structure may be difficult to inspect and lender policies vary. Ask your buyer’s lender or surveyor what evidence they require before commissioning work. Where full removal is requested, we can assess and quote the job.

Will spray foam removal guarantee that I can get a mortgage?

No contractor can guarantee a mortgage decision. Professional removal can expose the roof structure again and provide useful photographic evidence, but lenders and valuers apply their own criteria and may request a follow-up inspection or report.

How much does spray foam removal cost in the UK?

The price depends on affected area, foam type, roof geometry, access, adhesion and the condition revealed underneath. Use our calculator for an initial guide, then book a free inspection for a confirmed quotation.

Can both open-cell and closed-cell spray foam be removed?

Yes, both can be removed, but the amount of labour can differ significantly. Dense closed-cell foam can be more strongly bonded, while open-cell foam is generally softer. We confirm the method and scope after inspection.

Can removing the foam damage the roof timbers?

Spray foam can bond strongly to timber and roof surfaces, which is why controlled mechanical removal is important. The objective is to expose the substrate while avoiding unnecessary damage. Existing defects hidden under the foam may only become visible during the work.

What insulation can I install after spray foam removal?

That depends on the roof design and how you use the loft. Options may include mineral wool at ceiling level or a properly designed roof-level multi-foil system. Ventilation, moisture control and the complete construction should be considered before re-insulating.
